Increase Bookings at your Airbnb (Short Term Rental)

Tips to help increase bookings at your short-term rental - Airbnb, VRBO based on hospitality science and the bookers journey to booking

I geek out on research and science as a way to be more efficient and effective, and I'm bringing you some tips to help increase bookings at your short term rental by leveraging our understanding of a bookers journey to the book now button straight from a couple of studies in hospitality science.

Check out the video below

Key Takeaways

From the video, we talk about the journey to the book now button and how to leverage it to increase bookings.  Potential bookers first evaluate if the property works for their minimum requirements (fit) and then weigh their perception of value based on the offered amenities, against the other properties they review and the level of importance they assign to specific amenities.

1. Bookers have a sequence in how they evaluate potential properties - leverage that in order to get more bookers to YOUR book now button.

2.Ensure any information potential bookers may be looking for is easy to find; repeat it in photos, listing copy and listing description. Key amenities should be highlighted on repeat

3. Be a good host; Expedia reported hosts with an average Host rating of less than 4.7 get fewer bookings

4. Value is going to be defined specific to your market and competitive set; understand your comps by occupancy not bedroom count

5. Be rare - rare & desirable equals more bookings. Understand and promote your unique selling proposition

Take Action

1. Use an Incognito browser to search on the OTA (Airbnb, VRBO, etc) in your market by occupancy count, not bedroom count, and focus on those with similar key experience to that your property offers.  Note key amenities, price point, review count, etc.

2. Identify your Unique Selling Proposition - lean into being more than a "family getaway" or a "Romantic cabin for two"; add one more descriptor like "Family with teens getaway" or "Hiking & Romance" and use that as the lens for building our your listing. Need help? I walk you through it in my Listing Optimization Course.

3. Make information easy to find!  Big place? Use a floor plan.  Proximity important?  Highlight your property location in proximity to the local attraction(s) in photo and in text.
