Consider a one-bedroom log cabin I help host, nestled in an outdoor-centric market. Positioned as an upscale, luxurious escape, it offers more than the average rental in terms of decor and finish level. Initially aimed at romantic, adventurous couples, we further refined our niche to focus on adventurous couples celebrating special occasions as we realized that this was more than 50% of our guests! This strategic shift led to a revenue increase of approximately 18% compared to similar properties in the area.
Like all marketing strategies, there is often some trial and error involved in finding just the right niche and learning how to market to them. But I’ve done the work and I have many case studies that show 20, 30 even 40% higher revenues for well positioned properties that have identified and speak to a niche.
