How to Increase Bookings at Your Airbnb (Short-Term Rental) - 3 Things to Do Today

1. Hack the Booking Platform Algorithm

Booking platforms like Airbnb are not just service providers; they're powerful marketing engines designed to match guests with their ideal stays. These platforms prioritize listings that show signs of active, engaged, and high-performing hosts. To hack the system:

  • Tweak Your Listing: But remember, don’t tweak daily as it can lead to instability in how the algorithm views your listing. Opt for periodic, thoughtful updates based on guest feedback and seasonal changes.
  • Engage on Social Platforms: Promote your listing in specific forums or Facebook groups tailored to your location. This strategy puts your property in front of warm leads who are actively looking to book in your area. Keep in mind, clicks without eventually getting some bookings can also result in the booking platforms not promoting your listing as much. 
  • Maintain High Performance Metrics: Ensure your review scores are high and your response rates to inquiries and reviews are swift and helpful. These factors significantly influence your visibility on booking platforms.

2. Leverage Solid Marketing to Highlight Value

Value-driven marketing is key to standing out in a crowded STR market. Its also a challenging aspect of our work, which I cover in detail in the STR Listing Lab course.   Here’s how to ensure your marketing efforts are as effective as possible:

  • Emphasize Unique Selling Points: Clearly communicate what makes your Airbnb different and better. Whether it's a stunning view, unique decor, pet-friendly policies, or simply impeccable service, make sure these features are front and center.
  • Invest in Professional Photography: Humans are visual creatures. High-quality, appealing photos are essential. They not only capture the essence of your space but also play a critical role in a potential guest’s decision-making process. In fact, this past spring Airbnb reported that over 70% of bookers never expand the text component of a listing until AFTER they've booked.  So - yeah, photos rule. 

3. Remove Roadblocks to Booking

Just like a long checkout line can turn away customers at a store, cumbersome booking processes can deter potential guests. To streamline their experience:

  • Simplify the Booking Process: Review your listing to ensure that all essential information is easy to find and understand. Details like bed sizes, bathroom accessibility, and amenities should be clear and concise.
  • Minimize Booking Friction: Reduce any friction that could deter a booking. This might include not having information easily accessible, being incongruent like saying there is a pool but not having a photo of it, or more specific for direct booking sites - too many clicks to check out (the booking platforms like VRBO and Airbnb know that more than 3 clicks and you may lose someone).  

By implementing these strategies today, you can significantly increase your visibility and attractiveness to potential guests, optimizing your short-term rental for better performance and more bookings.
